Girona 009 and Arenys 036 | Affordable housing

A few days ago, during the first week of February 2024, the Associació de Promotors de Catalunya published the latest study on the real estate market for new constructions in Catalonia. A comprehensive quarterly study covering 116 significant municipalities, each exerting considerable influence in the housing sector and spread across the region. The research includes 1,123 new construction developments, which add up to a total of 10,296 available homes.

 

Data discoveries

The research highlights that housing in the province of Barcelona commands the highest prices , averaging €385,036 per home and €4,756.5 per square meter of usable space. More specifically, the average price for homes in the city of Mataró (the closest location to Arenys 036 within the study) stands at €323,892 per house and €4,192.6 per square meter of usable space. Ranked second are the homes in the province of Girona, boasting an average price of €349,647 and €4,244.9 per square meter of usable space. The average of the city of Girona is €361,311 per home and €4,085 per square meter of usable space, with an increase of 12.5% in this last year. increase of 12.5% in this last year.

We firmly believe that it should be possible to offer affordable housing in locations with nearby services and an excellent transportation infrastructure, while ensuring quality and prioritizing sustainability and energy efficiency. These standards should not be limited to real estate projects with higher prices.

Despite this negative context, we get something exciting from it. Based on the findings of this report, Girona 009 is priced approximately 20% below the average or the new construction market in the city of Girona, while Arenys 009 is approximately 21.5% lower than the average for new constructions in Mataró.
